What multifamily operators need to know about ChatGPT ads for apartments before their competitors figure it out.

The data on renter AI adoption has been moving faster than most multifamily marketers have adjusted to. About 12% of renters now report using AI tools to find their next home, up from 4.4% in 2024, according to SatisFacts research. ChatGPT holds roughly 80% of that AI search activity. 

RentCafe launched a dedicated ChatGPT app for conversational apartment search in April 2026. Apartments.com built its own integration. The platforms that have spent years capturing rental search intent are already repositioning for what comes next.

What makes ChatGPT search different from everything else in your current media mix is where it happens in the renter journey. 

Someone asking ChatGPT “what’s the best neighborhood near downtown for someone who works remotely” isn’t searching for apartments yet — they’re still deciding where to live. Caroline Mills, our director of digital marketing, put it well:

This matters because the way AI search works is fundamentally different from Google. Search engines rank pages and send users somewhere else for the answer. ChatGPT synthesizes information and delivers a response directly, often without a click ever happening. 

Research from Propmodo puts the click-free rate at roughly 93% of AI search sessions — which means for a growing share of renter queries, the AI’s recommendation is the entire experience. A prospective renter asking ChatGPT which apartment communities in a given neighborhood have the most responsive maintenance teams is not going to scroll through ten results. They are going to act on what the model surfaces.

That shift creates two parallel problems for multifamily marketing. The organic one: if ChatGPT doesn’t know your community, or knows it poorly, you don’t exist for those renters. The paid one: until recently, there was nothing you could do about it from an advertising standpoint. 

That’s the part that just changed.

The Platform Is Real, But It’s Early

OpenAI opened ChatGPT advertising to all U.S. advertisers in May 2026, removing the $50,000 managed-pilot minimum that had previously limited access to large agency partners like Dentsu, Omnicom, and WPP. Any business can now sign up through the OpenAI Ads Manager, set its own budget, and launch. 

The interface is minimal by design: a campaign name, a goal (Reach or Clicks), a geographic target, a budget, and dates. No audience controls or detailed placement options. And no AI-generated copy suggestions, which is genuinely ironic for a platform run by an AI company. You write your own ads.

The most important structural difference is in how targeting works. ChatGPT doesn’t use keywords. It uses “context hints” — short thematic descriptions of the conversations where your property might be relevant.

Instead of bidding on “apartments for rent in Austin” as a phrase, you describe the kind of conversation you want to appear in: someone relocating for work, someone looking for a dog-friendly community with covered parking, someone deciding between two submarkets. The AI maps those hints to meaning, not literal search strings. 

Geotargeting works at the state, DMA, or ZIP code level, with no radius option yet. The starting CPC floor is $3 — the platform flags anything below that as “may not deliver.” Attribution requires manual UTM tags, since untagged ChatGPT traffic lands in Google Analytics as generic referral. None of these are dealbreakers. They are the normal friction of a platform in its first months.

Why Apartment Marketing Is a Natural Fit

ChatGPT advertising is designed for decisions that require research, comparison, and a lot of questions. Renting an apartment is one of the highest-consideration decisions most people make: they’re weighing commute, neighborhood, price, amenities, lease terms, and the harder-to-quantify question of whether a community actually delivers what it promises. That decision doesn’t happen in a single session.

The two ad formats currently live in the platform both appear below the AI’s organic response, clearly labeled as sponsored. The format most relevant to multifamily is the conversational banner, which includes an “Ask ChatGPT about this ad” button. 

When a renter clicks it, they enter a conversation powered by information the advertiser has pre-loaded: FAQs, community details, floorplan highlights, pet policies, parking availability. ChatGPT answers on the brand’s behalf using that uploaded data, without the prospect ever leaving the platform.

That interaction model lines up with what leasing teams already know: the questions are always the same. Pet deposits, move-in specials, parking, proximity to the highway. Pre-loading a ChatGPT ad with those answers converts the channel from an awareness tool into something closer to a 24-hour leasing assistant — and the renter on the other end has already been in an active conversation about finding a home. By the time they see your message, the AI has done the shortlisting and comparison work.

The clearest early use cases are lease-ups and competitive, oversaturated markets. For a lease-up trying to build awareness before organic search authority accumulates, ChatGPT offers a way to surface in renter conversations from day one. For a community that looks identical to 15 competitors on Google and the ILS platforms, showing up earlier in the AI research phase creates a consideration advantage before listing comparisons even begin.

One important qualifier: this is not where you should move budget that is currently keeping your occupancy stable. If your Google Ads or ILS spend is holding your numbers together, protect that first. ChatGPT ads belong in an incremental test budget — a small percentage of paid media set aside specifically for emerging channels — not a reallocation away from what’s already producing results.

The Organic Layer Matters Just as Much

Paid ChatGPT advertising doesn’t replace the organic visibility problem. It runs alongside it. Because 93% of AI search sessions end without a click, what ChatGPT says about your community in its organic response shapes the experience for far more renters than will ever see a sponsored unit.

The signals ChatGPT draws on to form those organic impressions are not the same signals Google responds to. Research cited by Propmodo found that domains with significant activity on platforms like Reddit and Quora are roughly four times more likely to be cited by ChatGPT than those with minimal community presence. 

Authentic resident conversation — not managed reviews, not polished website copy — carries disproportionate weight. What residents say about your community in informal spaces is increasingly what AI models say about you to prospective renters.

That changes what reputation management means for multifamily. The bar used to be a strong Google rating and a response strategy for negative reviews. The bar now includes whether the actual resident experience generates the kind of specific, unprompted commentary that AI models use as source material. Paid placement gets you visible to the renter who is actively searching. Organic AI presence shapes what the model tells everyone else.

The Window Is Open and the Competition Hasn’t Caught Up

ChatGPT crossed $100 million in annualized ad revenue in its first six weeks — generated from less than 20% of eligible users seeing ads daily. With 85% of free and Go-tier users eligible, 800 million weekly active users, and 2.5 billion prompts processed daily, the platform is operating well below its eventual capacity. OpenAI is projecting $2.5 billion in ad revenue for 2026. AI-driven search advertising overall is expected to reach $26 billion by 2029 — 13.6% of total U.S. search ad spend.

The multifamily-specific opportunity is that competition right now is nearly nonexistent. Most apartment advertisers are still waiting to see how it develops. Most agencies are telling clients they’re “watching closely.” That’s a window.

For budget, our starting recommendation is $500/month for initial testing in most markets. For competitive lease-ups and oversaturated submarkets, our recommendation is $1,000-$1,500 to generate enough impressions for meaningful data. These aren’t performance targets — they’re learning budgets, and they should be treated as such. Reporting at this stage will be lighter: impressions, clicks, basic traffic quality. Perfect attribution isn’t there yet, and that’s expected.

Our approach here is the same one we take with any emerging channel: validate the trend, don’t just chase it. Test small, define what you’re measuring, and build enough data to make a real decision before you scale. The early Google Ads parallel is accurate — the operators who figured out paid search in its first years built structural advantages that compounded over time. The renter shift toward AI-assisted apartment search is no longer speculative. The tools are live. The behavior is measurable. The ad platform is open. What’s still early is multifamily’s response to all three at once. The communities that run this experiment now are going to know things their competitors don’t by the time this channel gets crowded.
